Complete Regeneration were appointed as Principal Contractor for the extensive demolition contract on a 5-storey hotel in Lancaster. The project involved the removal of asbestos materials, soft-strip, facade retention and demolition. Part of the planning conditions for the new build contract was to retain the historical facade of the building to ensure continuity with the surrounding area. Complete Demolition designed and installed a facade retention scheme to retain the existing listed stone front and side elevations.
All the hazardous asbestos containing materials were removed under fully licensed and controlled conditions; the building was then soft-stripped of all materials including carpets and furniture. The demolition works were carried out on a top down basis by hand, aided by two 30 tonne excavators fitted with specialist demolition attachments. The concrete basement slab was also removed ready for the construction phase and a piling matt formed ready for the new construction process. Noise and dust monitoring were carried out throughout the project to ensure environmental standards were met.
